This site consists of 5 permanent buildings and 2 small buildings that serve as a local office and storage for tools and small equipment. The 5 permanent buildings consist of a 40x60ft sawmill building. A 50x105ft kiln building 26ft eave height, two 40x52ft finishing building with a shavings slab between them and a 40x60ft warehouse building for local storage. All buildings have concrete floors and are metal buildings professionally designed and constructed. Area between the buildings is all graveled and graded, there are 2 entry ways to the site. The site is 8+/ acres with additional land available. The 3 kilns are Nova Kiln model KDK-18N with electric lattners and control systems to optimize drying. The 2 lattners are fully piped and connected to kilns and controls. Three Chain hoists for the kiln doors. Electric was chosen due to the opportunity to move to solar supplied power in the future. The kilns are brand new and installed in 2021. They are fully set up but have not had the power run to them yet. Utilities consist primarily of power provided by OG&E via a 3 phase 480 volt transmission system from the sites transformer and disconnect. The 1600amp disconnect provides for future growth. Power has not been connected to the building from the transformer and switch gear and wires are not in place, although underground conduit is run between the buildings for the power distribution.
